Is it possible to buy a home right now?
People across the country are practicing social distancing, or, in some areas following public health orders to stay home.
This means you might not be able to walk through a home with your Realtor, and your Realtor might not be in a position to show you homes in person.
As the Real Estate market has began to change, we have been changing and growing with it. We have gotten creative with the way we show properties. Whether it's a 3D tour of a home, or a video tour. Home video tours are where your Realtor walks through the home with a camera allowing you to watch virtually at home.
What can I do now to be ready to buy?
1. Find Your Price Range
If you're serious about buying a home, we have a team of lenders that can work with you in getting your pre-approval. Once you're pre-approved you will have a better sense of the price ranges that are the most affordable for you. This way, you can narrow down homes on the market. Be aware, that your pre-approval is ushually only valid for 60-90 days. Make sure you have documents available such as tax returns, W2's, pay stubs and bank statements. Lenders may also want proof of your down payment.
2. Keep Saving
If possible, continue to set money aside for your down payment. Your down payment amount wont be the only funds you will need to purchase a home. Your lender will require you to pay closing costs, which can cost about $5,000 on average.. as a buyer though, you may be able to have the seller cover all or some of your closing costs.
3. Check Your Credit
Your credit score can impact the interest rate you qualify for. You can request a free copy of your credit report from any of the three major credit reporting agencies. Review it carefully and check for any discrepancies. Work on improving your score, by paying down or paying off credit cards. (Do not close them though!) Do not take out any large loans at this time.
4. Gather Info. and Advice
Look online to see what's available in your price range. Learn about the towns you would like to live in. Think about your must-haves and nice-to-haves so you can focus on your search when you're ready to take the next step!
